What’s Included in Our Roof Health Check?

We don't just glance at your roof from the driveway. Our team performs a methodical, multi-point inspection of your entire roofing system:

1. Tile & Slate Condition

We check for cracked, slipped, or missing tiles and slates. We also look for signs of "delamination" or thinning in older materials that might indicate the roof is reaching the end of its natural lifespan.

2. Chimney Stack & Pointing

Chimneys are a major source of leaks. We inspect the brickwork for crumbling mortar, check the stability of the chimney pots, and examine the "flaunching" (the cement cap) for frost-related cracks.

3. Leadwork & Flashing

We examine the lead flashing around chimneys, dormers, and valleys. We look specifically for small "fatigue" splits caused by years of thermal expansion and contraction that often go unnoticed until it's too late.

4. Guttering & Roofline

We check that your gutters are clear, properly aligned, and not leaking at the joints. We also inspect your fascias and soffits for signs of rot or wood-boring pests that could compromise your roof's perimeter.

5. Flat Roof Integrity

If your home has a flat-roofed extension or garage, we check for "ponding" water, blistering in old felt, or cracks in GRP and EPDM systems that could lead to structural timber rot.

Most checks take between 45 minutes and 90 minutes depending on the size and complexity of the roof. We work from ladders and, where safe access allows, from the roof itself; for steep, high or fragile roofs we may use a pole camera rather than risk damage by walking on tiles. We also inspect inside the loft where accessible, because daylight through the felt, damp timbers and water staining on the rafters tell us far more than the outside view alone.
